The Seal And Coat APS System utilizes dynamic principals that are custom tailored to each individual clients needs. The APS, or Asphalt Protection System is a strategic multifaceted system we've developed to combine preventative maintenance, repairs, and cosmetic enhancements into a cost effective and combined series of tasks.
Our APS System consists of the following tasks:
Initial Pavement Evaluation, Estimate and Proposal
The first step is to evaluate your parking surfaces and develop a maintenance and repair strategy for your parking lot, asphalt and pavement surfaces. We will develop a detail oriented initial and long term plan in order to maximize the service life of your pavement. All aspects of your asphalt pavement and parking areas will be noted. This usually includes making notes of the age, wear and condition of the pavement. It also evaluates safety factors and liability risks, ADA compliance and makes notes of any cracks, damaged pavement and potholes.
Hot Rubberized Crack Sealing
If required, all cracks will be sealed with a hot applied rubberized crack sealer. The products we used are applied at 360-400 degrees Fahrenheit and are superior to cold-applied crack sealants. Because of the traffic requirements typical of corporate parking lots, we utilize a hot applied crack sealing product on 99% of asphalt parking areas meeting this criteria.

Ultra-Premium Asphalt Seal Coating
Seal And Coat uses the best ultra-premium asphalt pavement sealers available on the market. In most cases, this includes a coal-tar pitch emulsion fortified with a specially formulated latex epoxy additive. There is also a minimum of 3lbs but up to 5lbs or more of fine grade silica sand for maximum traction, durability and resistance. Many contractors can offer seal coating services and make unsubstantiated claims as to their performance, quality. But only seal and coat guarantees an ultra-premium job at a cost-effective price. You may be tempted to go with the lowest bidder, but how much money do you really save if that proposal that was a 1/3 less has to be redone twice as often?

Pothole, Patching & Damaged Pavement Repair
Damaged pavement that has failed or potholes will be patched using a hot-mix asphalt. After cutting out the area just beyond the
damaged section, the base will be re-compacted, more material will be added if required, and fresh hot mix asphalt will be applied to repair and bring the repair up to the level of the surrounding pavement. After patching, a hot rubberized crack sealer will be used to seal the seams around the repair to stop water penetration.

Line Striping, Traffic Markings
After the repairs are completed and the surface is seal coated, we will paint or repaint your parking lot stalls in your choice of colors. All handicapped
parking spots will be painted to ADA standards.
